The problem in a commercial building is not one pest. It is traffic.

Something comes through your doors every hour you are open. Deliveries land at the dock. Dumpsters sit close to a service entrance. Shared walls put you next to a tenant whose habits you do not control. Floor drains, break rooms, and doors that never stop moving all read the same way to us. A home has a few points of entry. A house and a building are two different problems.

A residential spray program is built for a home, and in a home it works. Quarterly baseboard treatment handles pressure that resets between visits. In a facility, the pressure never resets. Doors keep moving, deliveries keep landing, and the openings are commercial scale. Spraying the edge of a room does not reach what feeds it.

A commercial program is four things, and spray volume is not one of them.

Monitors exist to tell you something early.

A device in the right corner registers pressure weeks before staff or a tenant notices anything. Catching insects is not the outcome. Information is. A trend across four checks tells you which part of the building is changing, and that is where we work next.

Treatment gets aimed at the harborage, not the room.

Insects sit in voids, under equipment, behind motors that stay warm. Product placed there does work. Product on an open floor mostly does not.

The last piece is operating mode.

A building with steady traffic needs a route that runs on a schedule. The alternative is a callback pattern, where nothing happens until somebody complains. By then the population has had months to settle. Deciding how often a business should schedule service comes down to traffic, not building size. A schedule you can predict beats a phone call you cannot.

The walkthrough.

We start by counting. Units, doors, docks, dumpster pads, and every mechanical room on the plan. We map how staff and deliveries actually move. We find the entry points and the harborage behind them. We note which areas can only be worked after hours, and which spaces need tenant coordination first.

The logging is the part that matters. Every station gets a fixed spot recorded on the map, so a reading in month seven can be compared against month one. A monitor nobody wrote down is a monitor nobody can trend.

Scheduled checks on a set route.

The same points get read in the same order every visit. Consistency of route is the whole idea. When a reading climbs at one station, we know exactly where that station sits and what changed near it.

Documentation left behind after each service.

You get a written record of what we checked, what we found, what we placed, and where. It is plain language, so an inspector or a regional manager can read it without a translator. Nobody should have to call us to decode it.

Service windows built around the operation.

Early mornings before a kitchen opens. Off-hours when a production floor is down. Occupied units scheduled around the people living in them. We work when you can give us access.

The same technicians every month.

Three inputs set the number.

Unit count is first: how many separate spaces have to be treated and monitored. Technician time is second: how long the route takes and how often it runs. Drive time is third, and it is real when a property sits in Princeton or Washington instead of across town.

We do not price by square footage.

A 20,000 square foot warehouse with one open floor is a different job from a 40-unit apartment building with the same footage. One space, or forty. Pricing by the square foot gets that backwards.

Scale drives the rest.

A small shop in Newburgh sits at the bottom of the range. A property up in Washington runs about $1,600 a month. Large properties run $1,000 to $2,000 at the top end.

Here is why a large property gets quoted per unit.

One 40-unit bed bug job came to roughly $500 per unit, about $20,000 in total. That is one job of one type, not a rate card, and not what a monthly account costs. Forty separate dwellings meant forty separate treatments. One building-sized number would have hidden that.

Residential recurring is priced a different way.

Homes are priced on size, so residential runs $35 to $250 a month. Commercial is priced on unit count plus technician and drive time, which is why the two ranges pull apart so far at the top.
