General and Residential Pest Control: A One-Time Visit or a Monthly Schedule

Our numbers. A one-time general pest visit runs $100 to $300, and that is the standard number for a general residential spray. Targeted or unusual jobs run higher, and we tell you before we do them. Recurring service runs $35 to $250 a month, with home size the driver. The top is not open-ended: even the multi-million-dollar houses around here land near $200 to $250. The residential and general pest control plans page covers the service itself.

How that compares. National 2026 cost guides put a one-time visit at $100 to $300 (about $171 average), a basic monthly plan at $40 to $70, an initial visit fee at $150 to $300, and an annual plan total at $400 to $700, and none of those are Alpha-Dog quotes. A dated local roundup, with datapoints from 2018 to 2021, listed $100 to $300 per quarterly visit. Read honestly: our one-time range sits right on the national norm, and our monthly range runs wider at the top because it scales with the house instead of stopping at a plan tier.

Why a schedule exists at all. Ants in spring, mosquitoes and wasps through summer, rodents looking for a way in come fall. That calendar is why most Newburgh and Boonville homeowners end up on a recurring schedule rather than calling three separate times.

Bigger Jobs: Bed Bugs, Termites, and Rodents

Bed bugs run $400 to $2,500 per dwelling, house or apartment unit, starting at $400. Size of the place and how far the bugs have spread are what move you inside that band. What the money buys is a 24-hour bed bug heat treatment. The crew sets heaters, fans, and sensors one day and returns the next day to shut it down, targeting 135 degrees and holding lethal heat the full 24 hours, with bed bugs dying in minutes near 118 degrees. Heat and chemical run together unless you are against chemicals. Where heat is not practical, in large open spaces and medical offices, the job is chemical or steam plus chemical instead. An independent canine detection team inspects afterward and confirms whether the dwelling is clear of bed bugs. National cost guides report $1,000 to $5,000 across methods, but those figures describe short-cycle heat priced by floor area, which is a different method from ours.

Termite numbers here are outside research, not an Alpha-Dog quote. National cost guides put basic termite work at $250 to $1,000 and a real infestation at $1,200 to $3,500 and up, and those same outside guides price chemical barriers at $3 to $17 per linear foot, with one dated Evansville benchmark at $7.41 per linear foot. Ohio River valley moisture and older housing stock raise termite pressure in this market, so the structure itself decides the scope. We quote termite control and inspections after looking at the building.

Rodent numbers are outside research too. Industry cost guides put rodent work at $180 to $600, and the real variable is trapping versus exclusion. Entry points drive the scope, and a gap bigger than a dime is enough to matter, which is why rodent control and exclusion gets priced off what the inspection finds rather than off a list.

Seasonal and Recurring Pests: Mosquitoes, Fleas, Ticks, and Roaches

Alpha-Dog does not publish per-service prices for these four pests, so every figure below is outside market research, not our quote, and our confirmed bands are $100 to $300 for a one-time general pest treatment and $35 to $250 a month recurring.

Mosquitoes. National cost guides put yard treatment at $150 to $500 depending on yard size and frequency, and one Evansville average of $136.61 comes from dated 2018 to 2021 figures. Neither number is our price. The mosquito cycle runs about three weeks, which is why seasonal mosquito treatments run on a schedule through a hot, wet Evansville summer rather than as a one-time treatment.

Fleas and ticks. Industry cost guides report $100 to $400, again outside research, with pets and yard size driving where a flea and tick control job lands.

Roaches. Those same outside guides report $100 to $600 for cockroaches, driven by how far it has spread and how much kitchen access it has. Spraying a few roaches does not fix the problem, and German roaches are why cockroach control runs on follow-ups rather than one knockdown.

Commercial Pest Control Costs

Our commercial band is wide. Alpha-Dog commercial service starts at $35 a month for a small office, where a Newburgh smoothie shop sits. Large properties run to roughly $2,000 a month, with $1,000 to $2,000 typical at the top.

We price by unit count, technician time, and drive time. Floor area is the wrong unit. A 20,000 square foot warehouse with one open floor is a lighter job than a 40-unit building of the same footage, and an area formula gets that backwards. Drive time is real when a property sits in Princeton or Washington, not across town.

Large properties get quoted per unit. A 40-unit housing authority bed bug job, one job of one type rather than a rate card, came to roughly $500 per unit and about $20,000 total.

Market context, not our quote. National 2026 cost guides report a similar spread from small office to large regulated facility, and put restaurants at $75 to $150 per monthly visit, a researched figure and not an Alpha-Dog price.

Facility factors move the number. Schedule frequency, documentation requirements, and access constraints like occupied units and off-hours work all shift a quote. Food service, healthcare, and housing carry reporting obligations. Our commercial pest control programs cover restaurants, offices, hotels, apartments, housing authorities, warehouses, and schools.

What Moves a Price Up or Down

Two things move a price: the size of the place, and how bad it has gotten. Everything else follows from those.

Size sets the baseline. On a house it is square footage and layout. On a commercial property it is unit count plus technician and drive time. Both spreads follow from that. Residential recurring runs $35 to $250 a month. Commercial recurring starts at $35 a month for a small office and reaches roughly $2,000 on a large property.

How far it has gotten sets the rest. One room is a different job than a whole structure, and a year is not three weeks. Outside research shows the curve: national cost guides put a mild problem near $100 to $500 and a severe one at $1,000 to $8,000, and those are market figures, not Alpha-Dog quotes.

The smaller factors ride on top. Pest type, treatment method, access, and drive time out to Jasper, Washington, or Bloomington nudge it. River-valley humidity, seasonal surges, and older construction with more entry points push severity faster.

Treating at the first signs is the biggest thing that keeps a number low. Notice it early and do not wait.

DIY math misleads. A $30 can of spray looks cheaper than a $150 visit right up until the third month of buying cans, and spraying a few roaches does not fix the problem.

How We Price a Job, and Why We Would Rather Look at It Than Guess

The ranges above are real, published because almost nobody in this market publishes anything.

A flat price quoted sight unseen is a red flag, as the national cost guides warn. Zach would rather look than guess: price turns on the size of the place and how bad it has gotten.

You call, and a person answers. Carrie, our Office Manager, asks what you are dealing with and takes your name, address, phone, and email. She books an inspection, or schedules treatment if you already know what you have. Commercial accounts usually skip it.

Zach still likes to take the first visit himself, because nobody cares as much as the owner. When he cannot, it is Dylan, our General Manager, or a senior technician. We are a small, family-owned team working out of Evansville and Newburgh.

Bed bug treatments carry a 30-day warranty, and the clock starts once an independent canine inspection confirms the dwelling is clear. On every other pest, what you are buying is the schedule. Callbacks between scheduled visits are free on a quarterly or monthly plan, which is the cheapest protection on this page.

Common Questions About Pest Control Pricing

What does pest control run per month around here?

Residential recurring runs $35 to $250 a month, driven by home size. Most homes land nearer the bottom of that band. The top belongs to the largest houses, not to the average one.

Why does pest control cost what it does?

You are paying for a licensed applicator, insurance, regulated products handled by trained people, and the repeat visits a real fix takes. That is what separates a service call from a can off a shelf.

Is a monthly schedule actually worth it, or can I just call when I see something?

Calling when you see something works fine for a one-off. A schedule earns its money when the pressure is seasonal and recurring, because you pay to stay ahead of a cycle instead of reacting to it.

How often does a house really need service?

Quarterly is the baseline here. What changes it is an active problem at the start, not the size of the place. The schedule steps back down once things are under control.

Does homeowners insurance cover any of this?

Generally no. Infestations are treated as a maintenance matter rather than sudden accidental damage, so most policies leave pest treatment to the homeowner. Only your policy settles your case, so read it or ask your agent.

Can I just do this myself for less?

For a while, yes. Then the math turns over. A $30 can looks cheaper than a $150 service call until the third month of buying cans, and spraying a few roaches does not fix the problem.
